What costs will come along with owning a second home?
As with ownership of any property, there are mortgage, utilities, insurance, and maintenance and repair costs. If you’re thinking of renting your property, or using the property seasonally, it’s best to have a property manager or caretaker who can check in on the property and deal with issues that arise. If you’ll be renting the property, you will also have agency commissions associated with each group of tenants. Many owners prefer to have lawn care and cleaning services to keep the place in ready-to-use condition.
What is the difference between an offer and a purchase & sale?
The Offer is the legal document, which is signed by both parties when a buyer and seller agree on the initial terms of the sale. The Purchase and Sale is a more detailed, lengthy legal document, which is often executed after certain contingencies (such as inspection) have been completed. When either document is signed by both the buyer and seller, they constitute a legally binding agreement. Be sure to consult with your lawyer before signing any legal documents.
Do I need permission to purchase a property in Italy?
No and as an EU citizen you are entitled to purchase a property without restrictions.
Can I own freehold property in Italy?

Is there Inheritance Tax in Italy?
In October 2001 the Italian government approved law 383/2001 abolishing inheritance tax and gift tax between spouses and other relatives to the fourth degree of relationship. If there is no relationship then gift tax is payable on the value of the asset gifted currently over and above euro 180,760.
Do I need to be present in Calabria or Italy to complete the transaction?
No, you can give power of attorney to your lawyer although we strongly recommend being present at this point.
Are there mortgages available in Italy?
Yes. Local Italian banks offer mortgages, the process is often more straightforward than othe European countries, always seek professional advice before taking out a mortgage
Can I transfer money in and out of Italy?
Yes, money can be freely transferred between EU countries.
What happens with household bill payments ?
Direct debits can be set up through your lawyer, however bill payment services are often set up by estate agents who offer a bill paying service for an annual one off fee, this saves time and hassle especially in non-English speaking country such as Italy.
What if I want to live in Italy permanently and become an Italian resident?
As an EU citizen you are entitled to reside and work in Italy as long as you like. You will need a Codice Fiscale which is a National Insurance/ Social Security number. If you want to work in Italy you will need a Carta di Soggomio. You will be given all the necessary guidance on this.
Should I make an Italian will?
Once you have purchased a property in Italy it is highly recommended that you have a Will drawn up. Wills are strictly private and confidential and do not interfere with any main Will made in your own country.
